What is a home loan?

In simple words “A home loan is a secured loan offered by banks and financial institutions that helps you purchase, construct, or renovate a house. Instead of paying the full cost of the property upfront.” This is technically correct, but it's missing important information about home loans. A home loan is a long agreement. You borrow a large sum to buy a property today and repay it monthly over 15 to 30 years. The bank holds the property papers until you finish paying, that's why the loan can be offered at a much lower interest rate than a personal loan or credit card. While most borrowers focus on the monthly EMI, it is equally important to understand the total cost of the loan. Over a long tenure of 15 to 30 years, interest payments can form a significant portion of the total amount repaid. Even a small difference in interest rates can result in substantial savings over the life of the loan. The total interest you pay over the years is where the real money goes. On a ₹50 lakh loan at 8.75% for 20 years, you'll pay ₹44,186 as EMI every month. Over 20 years, that adds up to ₹1.06 crore. Of which ₹56 lakh is just interest. That's why a 0.25% rate difference matters. Over 20 years, on a ₹50L loan, it's roughly ₹2.5 lakh. Therefore, when evaluating home loan options, it is important to look beyond the EMI and compare factors such as interest rates, processing fees, prepayment and foreclosure terms and overall loan flexibility. At Manipal Fintech, we help you compare offers from leading lenders and find a home loan that best suits your needs, budget and long-term financial goals.

Manipal Fintech Home Loan Eligibility Who can apply?

Anybody can apply and get a home who has a steady income - salaried or self-employed and a reasonable credit profile.

  • Indian Resident
  • 21 to 70 years (at loan maturity)
  • Salaried or Self-employed
  • Recommended Credit Score is 700+

A quick way to estimate your eligibility: Banks typically allow your total EMIs (existing + new home loan) to be up to 50% of your monthly income. So if you earn ₹1,00,000 a month and have no existing loans, you can support roughly ₹50,000 as EMI - which translates to about ₹55-60 lakh as a 20-year home loan.

Documents required for your home loa

We've kept the documentation simple - most of these you already have. And our home loan advisor reviews everything before submission, so your application moves forward without delays.

For Salaried Individuals

  • Identity & Address: PAN (mandatory) + any one of: Aadhaar, Passport, Voter ID, Driving Licence
  • Income: Last 3 salary slips, salary account bank statement (6 months), Some lender may ask for Form 16 of last year
  • Property: Sale agreement / Title deed, No-Encumbrance Certificate

For Self-Employed Individuals

  • Identity & Address: PAN (mandatory) + any one of: Aadhaar, Passport, Voter ID, Driving Licence
  • Income: ITRs of last 2 years, audited financial statements, bank statements (6 months business + personal)
  • Business Existence: GST registration / Shop & Establishment licence / Udyam certificate / Partnership Deed
  • Property: Sale agreement / Title deed, No-Encumbrance Certificate

Our home loan adviser reviews your documents before they go to the bank - so anything missing is caught early, not after the application is submitted.

Why do we need those documents for your home loan application?

Each document plays a specific role in your home loan approval. Knowing what each one does makes the process more transparent - and tells you what to keep ready before you apply.

  • Identity Proof

The first thing any lender confirms is who you are. Your PAN card is mandatory across every home loan in India, along with one of the following: Aadhaar card, Voter ID, Passport, or Driving Licence. We accept all four - pick whichever is easiest to share.

  • Income Proof

This is what determines how much you can borrow. For salaried applicants, your last 3 salary slips, Form 16 and 6 months of bank statements show your earning pattern. For self-employed applicants, 3 years of ITRs, audited financial statements and bank statements serve the same purpose across a longer view. The cleaner and more consistent the income trail, the smoother the approval.

  • Address Proof

To verify where you live, which the lender needs for KYC and for any official correspondence over the loan tenure. Your Aadhaar usually doubles up as address proof - if your current address differs, a recent utility bill (electricity, water, or telephone) within the last 3 months works too.

  • Property Documents

For a home loan, the property itself is the security. The title deed confirms legal ownership and the No-Encumbrance Certificate confirms the property has no existing legal or financial claims against it. Together, these clear the way for the lender to fund the purchase with confidence. Get these in order before applying - incomplete property papers are the single most common reason home loan disbursals get delayed.

  • Other Documents

A signed application form with your photograph, a cancelled cheque for bank account verification and any supporting documents specific to your loan type (construction loan agreement, plot purchase papers, etc.). These finalise the application file and are typically the last set the lender asks for.

Buying your own home is one of the smartest financial moves an Indian family can make.

Rectangle 2 (2).svg
  • Own your home sooner, not someday

Why wait 15 years to save up when you can move in this year and pay over time? Your rent right now is paying off someone else's home - make it count toward your own.

  • The lowest-cost large loan you'll ever get

Home loan rates (7.1%-10%) are roughly half the cost of personal loans (14%-18%) and significantly cheaper than business loans. For a large amount, there's simply no cheaper credit available.

  • Property value appreciation

Most other assets do not but a property in a tier-1 or tier-2 Indian city has historically appreciated at 6-10% per year. Your home loan is essentially a leveraged investment in an appreciating asset - one of the few legal ways for a salaried family to build long-term wealth.

  • Significant tax benefits

Every year, for the full tenure. Under Section 80C (principal up to ₹1.5 lakh/year) and Section 24B (interest up to ₹2 lakh/year), a typical home loan saves a salaried family ₹70,000 to ₹1,00,000 in tax annually. Over a 20-year loan, that's ₹15-20 lakh in tax savings alone.

  • Build your credit profile

Years of on-time EMI payments create one of the strongest credit profiles you can have. Future loans - car, education, business - become cheaper because of your home loan history.

  • Balance transfer and top-up flexibility

You're not locked in. Switch lenders if rates drop. Borrow more against your property when life needs it. Your home loan grows with you.

Things You Should and Shouldn't Do When Taking a Home Loan

Do

  • Research the builder, project, RERA registration, approvals and legal clearances before making a decision.
  • Plan for all upfront costs, including the down payment, stamp duty, registration charges and legal fees.
  • Compare offers from different lenders, as interest rates and loan terms vary from one lender to another.
  • Keep all required documents ready before applying to avoid delays in the approval process.
  • Maintain a CIBIL score of 750 or above to improve your chances of getting the best interest rates.
  • Negotiate interest rates and charges wherever possible, especially if you have a strong credit profile.

Don’ts

  • !Don’t apply for home loans with multiple lenders at the same time, as this can affect your credit score.
  • !Don’t take a personal loan or car loan shortly before applying for a home loan.
  • !Don’t overspend on your credit cards, as high credit utilisation can negatively impact your CIBIL score.
  • !Do not borrow the maximum amount you are eligible for; ensure you have enough financial flexibility for other life goals and unexpected expenses.
  • !Do not sign the sale agreement before verifying the property's legal approvals and clearances.

Got 0.4% lower rate than my own bank

I'd been banking with the same bank for 11 years and assumed they'd give me the best home loan rate as their existing customer. They quoted me 9.1%. Manipal Fintech got me 7.8% from a different bank in the same week - that's ₹3.5 lakh saved over my 20-year loan. The whole process was online and my advisor Karthik kept me updated every day.

Saved ₹4.2 lakh by transferring my home loan

I’d been repaying my home loan smoothly through Manipal Fintech. When my daughter got admission to IIM Bangalore, I needed ₹22 lakh for fees and living costs. Instead of a personal loan at 13%, my advisor suggested a top-up on my existing home loan at 9.2%. Saved me about ₹3 lakh in interest over the tenure. The top-up was sanctioned in 4 days - barely any new paperwork
